In the morning of April 21, 2018, my co-apprentice, Lhiekka were appointed to be part of a turning over process for a condo unit and to understand the process of before, during, and after signing the turn-over documents at Avida Cityflex Tower 1 in BGC. Listening, paying attention, taking down notes, and documentations are part of our task that day.
INSPECTION OF UNIT As the Client, arrived, we started to visit the unit. I’m excited to see the concrete physique of it, since it was used to be the project proposal in our departmental exam last 1st semester under his class in Architectural Interiors. While Ar. Eric Baño do the inspections, Lhiekka and I were duty for documentations and writing down notes. Since the security of the client is a concern, the readiness of security alarm system was checked. It includes whether there was an available fire extinguisher, and if other alarm systems are working like the smoke detector and alarm signal. Next is the electrical load of the unit. This is to take in consideration the types of appliances and equipment that will be used. For kitchen sink, the cleaning of grease trap should be regularly checked, and it is said that the maintenance of this would be provided by the in-house service of Avida. While in setting up of air conditioning unit, Ar. Baño suggested the installation of a drip pan. This is use to catch the fluid produced by the air-conditioner and properly channeled into its drain pipe. We also do further examination in other utilities like electrical room where we find the electric meter of the unit. Same goes with the meter room, where the water meter of the unit is also checked. In turning over of the unit; signing of turn-over documents, handing over of the keys, and processing of payment happened. But before that, the client must received the owners handbook where the design & construction guidelines and other documents are included there. Some are the house rules and restrictions on different aspect of living in the condominium. It is important to study these guidelines to ensure safety & orderly in the building.
Here in briefing we raise the concern in the construction. The consultation was to identify the rules, restrictions, and considerations of the work. Ar. Baño explains what the outcome of the project will be, and from there the admin requires a working drawing including the floor plan, ceiling plan, elevations, and utility plan. Then he clarifies the roles and responsibilities of anyone who are involved in the work. Through this the admin provides additional documents that state the requirements before the construction.
